Habitat Properties Letting Service has been created specifically for landlords whose requirement is the expertise of a professional organization, in sourcing and securing of suitable residential tenants.
Habitat Properties Management Service has been created specifically, for investors who do not have the necessary time required, in order to manage the day-to-day operation of their property portfolio.
Habitat Property pride ourselves on the quality of service that we provided, from securing the most suitable tenants at the beginning if the relationship, to completing the final inspection at the termination of the tenancy agreement. Letting Service

Arrange and Conduct viewings

Interview prospective tenants and arrange for the provision of references (Work / Bank / Prior Landlord

Process applications forms and perform comprehensive “background” check on all prospective tenants, in order to determine suitability.

Collect security deposit and first months rent in advance

Prepare and execute lease agreement

Prepare a full written inventory, which will be signed by the tenant.

Organise for the transfer of all utility bills into tenant’s name.

Set up standing orders as required

Provide copy of the lease agreement and contact details to both contracting parties, on the date of occupation.

Security deposit and first months rent, less any fee’s due to habitat properties, along with breakdown statement are forwarded to Landlord
Management Service
- On first day of occupation, Habitat Property will “check-in” tenants and arrange for a demonstration of all necessary appliances.
- Habitat Property will arrange for the collection of rental payments on a weekly / monthly basis.
- Habitat Property will attend to any repairs / maintenance issues, which may arise during the tenancy, and will appoint suitably qualified sub-contractors where necessary. (Approved by landlord)
- A Detailed Monthly Rent Statement is provided to Landlord, which will show a breakdown of rent paid, less any fee, maintenance, or ad hoc expenses incurred.
- Habitat Property will arrange and conduct a full premises inspection of the property on a quarterly basis.
- Upon termination of tenancy, Habitat Property will arrange a final premises inspection and will arrange for the security deposit to be refunded, less any deductions for damage to the property, which does not fall within the understanding of “reasonable wear and tear”.
- Upon termination of tenancy Habitat Property will arrange professional cleaning of the property and will attend to any repairs that are required to maintain the standard of the property.
NOTE TO LANDLORDS
REGISTRATION OF TENANCIES
- Landlord must register the property with the Private Residential Tenancies Board
- New Tenants & Landlords bill passed 2004
- Registration fee is €70.00 per unit paid directly to the PRTB
STAMP DUTY
- If the rent exceeds €19,046.71 p.a. the tenant must Pay 1% Stamp Duty of the annual.
Professional Fees
Letting Fee: 8% of the Annual Rent.
Management Fee: 45 Euros per Month
‘TO LET’ board 80 Euros
OR:
Rent Collection Service: 40 Euro per Month (for this service only)
An Administration Fee of 95 Euro is also payable on renewal of lease agreements or re-letting.
Habitat Property operate on a No Let – No Fee Basis
